Key Points
- Aan de Weber is developed on 5,4 hectares, subdivided into 102 single residential erven.
- Erf sizes vary from 246 m² to 516 m².
- Relatively low density of 18 erven per hectare, with ample allowance for private space.
- The site has a gentle south-north slope with the majority of erven facing north.
- Breathtaking views overlook the Stellenbosch and Helderberg mountains.
- Aan de Weber marries the rural charm of Jamestown with the “woonerf” design philosophy – where private spaces and landscaped street piazzas come together to create a unique sense of community. And pedestrians have right of way!
- Architectural and landscape architectural guidelines have been carefully developed to complement the traditional Cape vernacular style typical of the Stellenbosch area.
Security
Aan de Weber is secured by a zone-monitored electrified boundary enclosure with anti-dig apron. A fibre-optic cable along the full perimeter is available for future upgrades. The modern gatehouse is designed to facilitate access control for security guards on a permanent basis.
Home Owners’ Association (HOA)
All home owners will belong to the Aan de Weber HOA. The primary objective of the HOA is to manage the joint interests of the members; to collect monthly levies and to oversee any costs relating to the maintenance and management of communal property.
Levies
Home owners will be liable for the payment of monthly levies. The levies are used to finance, amongst other things: security; refuse removal; maintenance and insurance of common property; managing agent’s fees; audit costs; and the maintenance and irrigation of open spaces.
There are two existing boreholes on site, which will be used to irrigate the open space at significantly reduced cost.
A levy stabilisation fund will be established and financed by a one percent sales levy on the purchase price of all future resales.
The monthly levy until February 2020 is R 1680.00
